Although a downturn in home sales and listings accompanies the onset of the Holiday season, at Revel we continue to promote homes with the intent to deliver last minute Christmas gifts to our clients.  With that said, and if you are considering listing your home over the holidays, here are a few tips to keep in mind to ride the wave of holiday excitement into a potential home transaction.

 

 

  • Decorate your Home, but don’t go “Christmas Vacation”, Clark Griswald crazy.  Homes often look their best during the holidays, so maximize the opportunity to showcase cozy spaces, family gathering areas, and of course, kitchen areas with entertaining potential.
  • Hire a REVEL agent.  Merry Christmas! Lol.
  • Have Your Agent Target Motivated Buyers in the Marketing Campaign.  Buyers who are relocating for jobs in your area, investors trying to beat year end tax deadlines, or mid semester students transferring from universities are specific buyers that will purchase a home based on need, and immediate need, for that matter.
  • Price Your Home to Sell.  The holiday season is not the time to test the market with a fantasy price point.  Instead of taking the approach that “you can always drop the price” in increments, price it closest to market value.
  • Curb Appeal can really sell your house during the holidays.  Take advantage of holiday outdoor decor to truly emphasize the mood your home can present to a buyer.
  • Make Photos and Videos Thematic to the Holidays.  Why not? Make the tour of your home a welcoming one by virtue of your holiday staged rooms with holiday enhanced themes.
  • Capitalize on Sensory Applications of your home, for in person visits.  Be sure to emphasize the scents of the season to enhance the overall impression of your home.  There are implicit, but positive messages, your home can communicate to a potential buyer when experienced over a cheerful time of the year.
